An amazing family villa located in a prestigious residential zone, with amazing town and sea views. 4 floors of richly furnished living space compete strongly with the outside living space, a perfect haven of mature treelined gardens and a 60m2 swimming pool flanked by sunbeds, terraces and a gorgeous pond and picnic area all securely gated for children to play safely! Here, you can create your own private kingdom in beautiful surroundings. 20 minute walk to Tavira Town and the boat to the beach

Open the modest garden gate, and you enter your own private kingdom where a stunning combination of house and garden awaits you. Follow the stone steps, where you will find the villa nestled into the sloping terrain, embraced by mature trees and grassy gardens. The villa interior is richly furnished throughout, with a treasure trove of spacious rooms.

GROUND FLOOR - An impressive entrance hallway opens to the exquisitely decorated lounge with a balcony terrace furnished with comfy rattan furniture and a small dining table, perfect for sunny breakfasts. Extending from the living room is a guest bathroom/WC and an elegant dining room with round table and chairs for more formal dining, adjacent to a fully equipped kitchen ensuring that catering at home is a joy, with a large range of utensils and good quality appliances.

FIRST FLOOR - An ornate staircase leads upwards to the opulent master bedroom with ensuite bathroom, adjoining dressing room and private balcony with sunbeds and sea views. Tucked neatly away at the rear of the villa are 2 further impressively dressed bedrooms, sharing a third bathroom.

SECOND FLOOR The staircase continues on to an upper floor which has a comfy sofa creating the perfect reading and relaxing zone and a door leading to the uppermost terrace, where the views of the town and ocean are simply spectacular.

LOWER GROUND FLOOR Descending from the ground floor, another surprise awaits with a second living zone including a large TV lounge, 2 further bedrooms and 2 additional bathrooms. A large patio window leads to the outside living spaces where the fun begins!

OUTSIDE SPACE Firstly, enjoy a cocktail at the bar, fully equipped with ice maker and wine fridge where you can sit at a high stool or relax into one of the comfy poolside sofas. The pool, with its super dimensions of 6m x 12 m, is surrounded by pretty calçada paving stones and a selection of sunbeds. Accompanying this are 2 choices of al-fresco dining tables accommodating the 10 guests that the villa welcomes with ease. Whether lunchtime or supper time, enjoy the choice of traditional brick BBQ or a modern gas version. By day, hidden features will delight children, where they can play safely in the garden, enjoying a snack at the picnic table nestled in the trees, close to the pond with its collection of oriental fish. By night, thoughtful exterior lighting brings the garden to life for adults to come out and play! This villa is perfect for extended families, with a great attention taken for the smaller details.

This is a private accommodation and guests will be able to access all advertised areas and use all advertised facilities. Bedrooms are on the first floor and lower ground floor, with access only by staircase. There are steps leading to the front door. Securely gated parking is available inside the property grounds.

The property is located in "Quinta do Perogil"- a popular and highly sought after residential zone. It popularity is borne from the peaceful ambience, the high standard of accommodation and proximity to Tavira Centre. Quinta do Perogil has no amenities in the immediate vicinity, but within 20 minutes walk, you are in the heart of Tavira

TAVIRA
The delightful attractions of Tavira are just a 20 minute walk away, with colourful cobbled streets, the famed Roman bridge over the meandering Rio Gilão, and an intriguing historical quarter replete with handsome 17th century merchants’ mansions, fine churches and convents of architectural note all bidding for your attention. Castle ramparts have been faithfully restored housing beautiful gardens of indigenous and exotic varieties, while pretty squares edged with café terraces offer the perfect pre-text for lazy afternoons while watching the World pass by.

Cuisine: An abundance of excellent eateries abound to suit all tastes and pockets, from the traditional to the more avant-garde. Fish and seafood are king here, freshly caught and served grilled, while a plethora of contemporary tapas bars have brought an edge and finesse to the local offering. Plentiful local cafés and gelaterias offer pleasing resting points while out exploring, and keen chefs will enjoy the daily market for freshly caught fish, seafood, meats and produce, all sourced locally and sold over a cacophony of local colour and commotion within the vast market place.

Beaches: Known for its outstanding coastline, the Algarve offers an unparalleled richness of golden beaches. Voted one of the best beaches in Portugal, Tavira island, conveniently reached from the centre of the town via short ferry crossing, is a 10km long paradise of soft golden sands, lapped by the clean, clear blue waters of the Atlantic Ocean. Nearby Barril beach, once the centre of a thriving tuna fishing community can be reached on foot via Tavira island, or via a fun miniature train departing from the nearby pretty fishing village of Santa Luzia, famed for being the ‘Octopus Capital’ of the Algarve. Heading east, vibrant Cabanas offers a further choice of excellent restaurants, bars and cafés and a superb beach of dune backed sands.

Nature: Hugging the coastline from Faro in the west through Tavira and then onto to Manta Rota in the east, The Ria Formosa Natural Park forms an expansive barrier against the Atlantic Ocean. Vast wetlands, sheltered lagoons, deserted islands and stunning beaches provide a perfect habitat for migratory birdlife and fragile marine ecosystems. Criss-crossed with trails and unmade paths, this is an ideal natural playground for cycling, walking and birdwatching.

Activities: The various local beaches offer excellent facilities for windsurfing, kite-surfing, paddle-boarding and jet-ski, while kayaking along the local Rio Gilão is a must to enjoy the undulating landscape of the Asseca valley, heading inland through soft pastures and orchards rich in sweet Algarve citrus fruits. World renowned for golf, the Algarve offers a plentiful supply of World class golf courses and the nearby courses of Benamor, Quinta da Ria & Cima, Monte Rei and Castro Marim cater for all levels and pockets.

HOLIDAY GUIDE:
Smartavillas has a fantastic holiday guide packed with lots of information including points of local interest, activities, and restaurant recommendations. For your convenience, we will send an electronic copy before you arrive and also provide a QR code in the villa.

ADDITIONAL CLEANING/SHEET CHANGE
As properties are rented on a self-catering arrangement, a daily maid and interim property cleaning service/linen change are not included in the price, but if required, can be provided for an additional charge. Further details available on request.

WE KINDLY REQUEST:
The house will be well presented for your arrival, and departure cleaning is included in the rental value. However, we do ask for a respectful co-operation with the removal of rubbish, and that BBQ facilities are cleaned of food and debris before you leave. Charges will be incurred if it is deemed that the property is left in an unacceptable condition.

DEPARTURE DAY:
Unfortunately, all good things must come to an end! - and on departure day, check out time is requested at 10.00h. We will contact you towards the end of your stay to confirm this. We may be able to offer a later departure time only if there are no guests arriving on the same day. Unfortunately, however, this is unlikely in the summer months due to high volumes of reservations.
