Chalet Baldwins Mills is the 3 bedroom main floor of a quaint and historic waterfront cottage, located at the foot of Mont Pinacle, in the Eastern Townships of Quebec. It's the perfect setting to build memories to last a lifetime.

De ruimte
We are a fully furnished, all season, wheelchair accessible home on a private road next to Lac Lyster in Baldwin's Mills, Coaticook. The main level of the home is yours during your stay, as well as all utilities, sheets, and towels.Laundry is on-site.

You will have access to our swimmable waterfront, famous fishing dock, recreational watercrafts, and nearby hiking trails.

This smoke-free cottage unit can sleep 6 comfortably, and is equipped with a private entrance, a 3 piece bathroom for a warm shower, and a full kitchen for your cooking needs. We promise beautiful sunsets and privacy during your retreat.

House Rules

This is a family property and it will be your “oasis”. Please consider this while in residence.

1. Prices may vary for in and out of season periods

2. $500 refundable cleaning and damage deposit is required in addition to the above rates.

3. All utilities included

4. The Owner carries public liability and building insurance with La Capitale. Personal possessions of the tenant are not covered.

5. If for some reason you wish to leave prior to end of reservation, you will be charged the full amount of your reservation.

6. Owner will have access in case of emergency and will give 24 hour notice for upgrade/repair/maintenance.

7. Please inform owners immediately if there is damage or if repairs are required.

8. Rental can be terminated at any time by owner.

Waterfront:
1. The far West deck at the waterfront is for the use of, but not exclusive to, the Cedars rentals both upstairs and downstairs. Use of the raft is permitted.
2. Fishing off the dock is also permitted.
3. No watercraft other than provided by owner unless approved by owner. (canoe,Kayak) Watercraft may be used with owners consent. Life jackets must be used as per provincial law.
4. Campfires at the waterfront are permitted in the designated area. They must be attended at all times and thoroughly extinguished at the end of use. A bucket (provided) of water must be by fire at all times. Firewood will be provided. No firewood from outside this region should be used.
Alterations:
1. No alteration of the unit (ie. Painting or removal of household items) is permitted.
General:
1. Absolutely no smoking or vaping in the apartment, on the decks , on the patio, at the waterfront or within 10 feet of the house.
2. No marijuana smoking on the property.
3. No illegal drug use.
4. No events or parties without prior consent.
5. No fireworks.
6. No hunting.
7. Noise curfew of 11 PM, as per municipal regulation.
8. Being a rental property please be respectful of others especially downstairs tenant. Television and radio volume monitored.
9. BBQ should not be used on or under decks.

Pets:
1. Dogs are permitted. Must be friendly. No cats,birds or amphibians.
a. $25.00/day (daily)or $10.00/day on longer (weekly, monthly) rental charge for pets
b. Must stay off beds and furniture
c. Must be in crate when tenant absent. Crate available for $20.00/week
d. Must be on leash when outdoors,
e. Excrement must be collected and disposed of in the brown bin.
Electricity:
1. Electrical conservation should be employed. Lights off, Hot water use minimized.
2. Winter thermostat should be left at 15 degrees when not occupied and 20-21 degrees when occupied.
3. Summer thermostat should be left off or minimally used in case of cold weather.
Water:
1. Water conservation should be employed.
2. Spring fed filtered, UV sterilized and tested system. Potable.
3. Do not use the water supply in the event of power failure. If prolonged failure a generator will be initiated or emergency bottled water provided.
4. Use conservation to maintain supply.

b. Washing in later evenings or early mornings
c. Car washing by pail only

Parking:
1. Parking is provided for 1 vehicle and occasional visitor (less than 1 week) depending on rental occupancy. Other vehicles by arrangement.
2. Owner will clear the driveway in winter, but walkway and entrance are the responsibility of Tenant.

Keys:
1. 1 set of keys will be provided.
2. Emergency set of keys will be in the lock box. Code provided on ad hoc basis.
3. No copying of keys. Extra set available on request.

TV/Internet and Mail:
1. Limited Internet WIFI is available. I gigabyte use is included. Additional time may be purchased at $10/gigabyte. This means that it is for email, research etc. use. Streaming will likely cause extra charges.
2. Television is provided on an over the air antenna system. US and some Canadian channels available.
3. Stereo and DVD player provided .
4. Mailbox will be provided. Forwarding of mail on departure is the responsibility of the Tenant and forwarding address should be provided to the Owners.
Household:
1. Sheets and towels are included.
2. Replacement of household items if damaged/broken is tenant’s responsibility.
3. All appliances and household items are in good condition and any damage will be charged to the tenant from damage deposit.
4. Major appliances will be repaired by the owner.
5. Garbage / recycling pick-up is Monday, and is the responsibility of the Tenant
a. Brown bin-Organics only, Blue Bin-Recyclables, Black-Bin - Garbage
6. Cleaning is the responsibility of the tenant.
7. Excessive untidiness requiring a cleaning person will be charged to the tenant and deducted from the deposit.

Lake front property backs on to Parc Harold Baldwin. Excellent hiking with extraordinary views. Kayaking, canoeing and swimming are favorite pastimes. Petit Lac Baldwin and Parc decouvert provide excellent stocked fishing. Lac Lyster is also a good fishing lake. Foresta Lumina in the Gorge of Coaticook is a short drive away. There are many museums and boutiques in the region.
Winter sports include cross country skiing, snowshoeing, outdoor ice skating, etc. Forty five minutes from Jay Peak and Orford for downhill skiing. A depanneur in the village provides basic groceries and prepared food.
