I saved Gruene from destruction back in 1974, when looking for a weekend home for my husband and I. I found this sad and abandoned house, which was scheduled for demolition. It called to me, and I came back up to find out who owned it. Into the courthouse came an elderly gentlemen, Henry Gruene,Jr., whom I spent the next 7 ½ hours with. He gave me a lot of history, as well as the name and phone number of the developers he had sold it to. When I asked what it would take to save it, Don West said to make them all rich! So, I wrote the development plan, the deed restrictions, did all the research to get Gruene listed on the National Register of Historic Places, defended the deed restrictions in court when the water tower was sold, brought the media to cover the lawsuit, and then organized The Gruene Music Festival to cover the fees for the lawsuit. I brought back all the media to cover that event. It put Gruene on the Map, and did a lot to bring attention to New Braunfels. Eventually, I found time to restore this historic home, and after a second disability, moved up here and opened Antoinette's Cottage. My passion is history, and the living of it. When I went on tours of old homes as a child, I was often enraptured by how people lived in them.
This house was built in 3 eras, each generation adding onto it. The Core of the house is timber framed Fachwerk, with adobe infilled bricks and mud plaster over them. This was built between 1845 and 1855. The guest rooms in that part of the house are the Homestead room and the 1845 rooms.
The next era was the gingerbread Victorian front added in the 1870's. The deed back when Ernst Jr. bought it in 1872 only said farm with house and outbuildings, with no mention of the number of rooms, so I cannot be more accurate with the dating of it. Those guest rooms are Antoinette's Room. Hannah's rooms, and Ernsts's Room.
Then in the early 20th century, the Gruene's added a kitchen and porch to the rear, enclosing the porch some time later. I rebuilt that porch, and made a side entrance hall, and added a (then) second bathroom for the Homestead room.
When I found the house, the doors were all open, and there was guano about 16" deep on both sides of all the doors. It had not been painted in 60 or more years, nor received much maintenance. The previous tenant had been evicted for having an open cesspool outside the house within feet of the side door. He came back and stripped out any sellable products, such as electrical wiring, which was knob and tube.
I personally replaced the rotting cedar foundation and leveled the house, wired the entire house, replaced missing wood, rebuilt what needed rebuilding, painted it for the first time in 90 years, put in the kitchens and bathrooms, roofed the house, and did all of the mechanicals. So ask me questions! Better yet, if you have pictures of your old house, bring them over! I look forward to meeting you, and making your stay here enjoyable.
