Brighton's most discreet, sexy, beautiful boutique house, with mirrored wetroom, 6ft four poster bed, erotic library, sun-filled terrace, 5 mins sea and city, the best bars and restaurants at the bottom of road - everything you need for a playful time in Brighton.

Elegant, romantic seaside house, See Saw Sea is a stylish, contemporary, impeccably clean house over 3 floors. Behind its keyless luscious pink front door, the lower ground floor hides a bedroom with a huge 4-poster, a designer bath (next to the bed) and a mirrored wetroom (with a huge shower head, big enough for two...) Then upstairs, to the shiny black kitchen and lounge with gold sofa bed and Corbusier recliner. Up the gold-balustraded stairs once more to the sun-filled roof terrace, with oblique sea views.

Recline into See Saw Sea's dark opulence, for a few nights of sexy, decadent pleasure. Should you want to go out, you are within kissing distance of exciting St James's Street in Kemp Town - close to the beach and all attractions.

An intimate house for intimate indulgence. Time together, time alone, to relax, explore and relight the flames of fantasy. Less kiss me quick, more love me slow.

Do not disturb
What you enjoy at See Saw Sea is your business, not ours, that's why you don't even meet anyone to check in and out. We will email you the number for the keyless door and everything will be ready for you.

Bedroom
Get naughty in the 6ft wide, superking 4-poster bed with black satin bedding and feather quilts and pillows. Jasmine fills the space to lift your mood. Choose a book from the erotic library in the living area. Red Kartell lamps finish the look and beautiful black blinds ensure privacy and lie-ins. A powerful portable Dyson tower fan keeps the temperature cool.

Bath
Fall out of your bed and into your designer double-ended bath, whilst sipping champagne under the warm glow of the beautifully backlit 16th century masterpiece that ordinarily hangs in the Louvre.

Bathroom
Get steamy in the wetroom big enough for 2, with Italian gold tiles, infinity mirrors, thermostatic shower with 40cm rain shower head and microphone hand shower, underfloor heating, designer fittings, silky kimonos, luxury Egyptian cotton towels, all decorated in sensuous black and gold.

Living Area
Decadent and beautiful, with a Corbusier chaise longue, gold sofa bed, Jaime Hayon lamps, contemporary art and photography by RYCA, Faile, Manel Ortega, Michelle Mildenhall, Dominic Bradnum, Dupenny and more. Plus the sexiest erotic library with literature by DH Lawrence, Anais Nin, Alan Hollinghurst, Erica Jong, Dylan Thomas and many more. The kitchen and living area are bright and airy, painted Farrow & Ball Almost Black (like the rest of the house), with beautiful black blinds to ensure privacy.

Kitchen
Black gloss kitchen at one end of living area complete with gas hob, electric oven, microwave, toaster, pans, cutlery, Vista Alegre crockery, pans under the oven and tempting cocktail books. With 2 breakfast stools and breakfast table, sipping coffee or drinking cocktails will have never felt so relaxing.

Terrace
The heated decked terrace with table and chairs is a beautiful sun trap and somewhere to sip champagne whilst looking at the stars.

We have 4 charges (low, mid, high and peak season) weekend, mid week or weekly. We have to charge a premium for Xmas, New Year, Valentine, Pride weekend, Brighton marathon and Bank Holiday weekends.

Longer stays and discounts can be arranged. Just contact us to discuss further.

All bookings incur a £40 cleaning charge but there are no bills to pay. We can provide resident parking vouchers at £10/day and we can sometimes off later check outs or earlier check ins depending on outgoing/incoming groups (please check nearer the time or book dates to suit).

There is a £200 security deposit which is returned to you after you vacate the house in the same condition it was found. See Saw Sea is a strictly no smoking property but smoking on the terrace is fine.

One of our reviewers said “You won't be disappointed! The communication from booking was amazing, no questions were left unanswered and details provided were above and beyond. The property was amazing, everything and more you could hope for. It's location was spot on, close enough to get to everything but discreet enough to feel like you were away from things when you wanted to be."

Go on - treat yourself.

You have the whole house to yourselves and your own front door - we will email you the keycode number by midday on your day of check in for the keyless door and everything will be ready for you.

Brighton is the most vibrant seaside resort in England. Just an hour from London, it is a thriving, cosmopolitan city with a Bohemian spirit; home to an exuberant gay community, a dynamic student population and a healthy number of ageing and new-age hippies, as well as traditional candyfloss fun.

Brighton is a fantastic city and See Saw Sea really is in the thick of the action. There are great bars, clubs and restaurants on your doorstep. Brighton is famed for its nightlife and the LBGT and straight communities can be found seamlessly mixing right across the city.

If it's exclusively gay you’re after, Brighton offers some of the best lesbian and gay bars and clubs in the country. From hard house to camp classics, you’ll find something to get you going every night of the week. Most of Brighton's alternative clubs and bars are located in the city's ‘Gay Quarter’ in Brighton’s Kemp Town – a compact strip of pubs and clubs just moments from See Saw Sea.

The house is close to the many things to do in Brighton. Try to include the following in your trip:

The Royal Pavilion is the UK's most eccentric royal residence. Its Indian-style domes and minarets look as outlandish today as they did when it was built nearly 200 years ago by John Nash. From November until January there is an ice skating rink in the gardens of the Royal Pavilion.

Brighton Palace Pier still has all the old-time delights of the English seaside – fairground rides, candy floss and rows of striped deckchairs.

Set in the Royal Pavilion's stable block, the Brighton Museum & Art Gallery has a glittering horde of 20th-century art and design, including a Dalí sofa modelled on Mae West's lips.

The i360 gives you a magnicent view of the city and the South Downs. A sunset "trip" is definitely recommended.

The Brighton Sea Life Centre is the world's oldest working aquarium. Its 150 marine species include sharks, which you can see from below, thanks to a clear-walled underwater tunnel.

Once a fishing village, the maze of narrow streets and alleyways that makes up the Lanes is today home to jewellers, gift shops and boutiques selling everything from antique firearms to designer shoes. The shopping gets even more diverse as you go further along Bond, Gardner, Kensington and Sydney Streets into the North Laine shopping district.

There are great bars, clubs and restaurants on your doorstep. If you're looking for somewhere quirky and funky you can't do better than Bom-Bane's - it's about 6 streets west of the apartment on George Street - it has the loveliest, craziest tables (lift the pepper pot on one of them, press buttons on another to light up a beautifully-built fully-lit pier complete with waves under a glass table, other tables do secret things) and the nicest lady Jane Bom-Bane runs it.

Mucky Duck on Manchester Street - again towards bottom of St James's, on your left hand side - has great art, is very dark, usually good DJ Friday and Saturday.

Black Dove is your local - it's at the bottom of Devonshire Place, turn left and it's on the corner of St James's and Rock Gardens. It's a Brooklyn beer bar, is very busy, has a funky DJ downstairs and candles that look like they've been there a hundred years.

If you like real ale - the Hand in Hand is Brighton's oldest brewery - cross over from Black Dove and continue down St George's Road and it's on your right hand side after about 5 minutes.

So if you like pub crawling you could start in the Hand in Hand, then heading towards town: Sidewinder, Black Dove, perhaps nip left for a cocktail at Brighton Rocks, Block, St James's Tavern for a Tuaca, Mucky Duck, Plotting Parlour - and you're still less only a 5 minute walk from home!

Eating-wise - there's so much choice.
64 Degrees in the Lanes - nouvelle cuisine, sharing plates (10 mins walk from See Saw Sea).
The Set, within Artist in Residence, Regency Square, Hove - best meal I've had in Brighton (20 mins).
Ginger Group - there's the Dog in Kemp Town - 5-10 mins walk from Kemp Town Loft; the Pig is in Hove near King Alfred Leisure Centre - good food
The Salt Room near i360 - good fish restaurant (15 mins).
Riddle & Finns - best fish restaurant - there is one in the Lanes and one on the seafront. I prefer the one on the seafront (10-15 mins).
Red Roaster at the bottom of St James's has just reopened. Headed by a Michelin chef, it has brunch food during the day, and 6 course and a la carte menus in the evening as Pike & Pine. I’ve had a couple of breakfasts which were good; the 6 course meal I found too delicate for my taste but beautifully presented. The decor is lovely (3 mins)
Bus Stop - Caribbean food, great curry goat (8 mins)
The place to go to at the moment is Etch in Hove - I’ve not been, but heard very good reviews (20 mins).
The Ivy has just opened on Ship Street - the decor is divine (10 mins).

Buses are fantastic in Brighton, with numbers 1, 2, 7 and 18 all stopping at Devonshire Place. The train station is just a number 7 bus ride away or a 15 minute walk, and trains to London are regular and take an hour. Ferries to France from Newhaven (8 miles away) are regular and take 4 hours.

We hope you have a memorable, wonderful time.

Red Roaster at the bottom of St James's has just reopened. Headed by a Michelin chef, it has brunch food during the day, and 6 course menus in the evening as Pike & Pine. I’ve had a couple of breakfasts which were good; the 6 course meal I found too delicate for my taste but beautifully presented. The decor is lovely http://www.redroaster.co.uk/ (3 mins)
Bus Stop - Caribbean food, great curry goat (8 mins)
The place to go to at the moment is Etch in Hove - I’ve not been, but heard very good reviews https://www.etchfood.co.uk (20 mins).

Cocktails/nice bars:
Bohemia http://www.bohemiabrighton.co.uk/bar.htm - next to 64 degrees.
Artist in Residence has a nice "cocktail shack".
Merkaba in My Hotel, Jubilee Square http://myhotels.com/brighton/food-drink/merkaba/ - it's where all the Brighton "beautiful people" go so it's a bit posy and very busy (12 mins).
Bar Valentino is a minutes walk away from Merkaba above El Mexicano, another cocktail bar www.elmexicano.co.uk/valentino.html (10 mins).
Hotel du Vin is nice https://www.hotelduvin.com/locations/brighton (12 mins).

Cool bars:
Black Dove (1 min walk), Brighton Rocks (both do cocktails - 1 min), Block (nice garden - 2 mins), Plotting Parlour which is hidden away down Steine Street off St James's Street is another cocktail bar which is usually a little quieter - http://brightonandhoveindependent.co.uk/a-jewel-of-a-cocktail-bar-where-hours-are-easily-lost/ - it's only a 4 minute walk from Kemp Town Loft. Cocktail bar ideas including what I've suggested here http://www.brightonvisitor.com/top-10/brighton-visitors-top-ten-cocktail-bars-2014/
This place on the seafront is fun - you drink in caves - it's near Regency Square towards town, busy and loud though (12 mins) http://www.designmynight.com/brighton/pubs/beachfront/the-tempest-inn.

My favourite for quirky is Bom-Bane's (4 mins). https://bom-banes.com/ The loveliest lady Jane Bom Bane runs it - they have tables upstairs which do different things (I won't give away what they do - you need to work it out!) - it is often shut for private events so do double check. She does cocktails, very strong Belgian beer, food - it's really close to Kemp Town Loft on George Street which if you're walking down St James's Street is before you get to Morrisons. So my pub crawl to get there would be - go to the bottom of Devonshire Place - take a quick left for a cocktail in Black Dove, another in Brighton Rocks as you head into town, then Block, then St James's Tavern for a Tuaca (it's a-naturally flavoured brandy liqueur first imported into the UK in Brighton) then Bom-Bane's.

Another place, that I've never been to, but it sounds wonderful if you're into tea and royalty - The Tea Cosy https://www.tripadvisor.co.uk/ShowUserReviews-g186273-d1127978-r33484359-The_Tea_Cosy-Brighton_East_Sussex_England.html. On a Sunday at 4pm you have for rise to the national anthem.

Clubs:
There's a burlesque club called Proud Cabaret - http://proudcabaretbrighton.com/ - it's in what was a mausoleum for the Sassoon family modelled on the Pavilion so it's very beautiful but I find the evenings there sometimes a bit hit and miss. If you do venture up there it's a 10 minute walk from See Saw Sea heading east - there are various pubs on your way - I would recommend Brighton Rocks, Black Dove, Sidewinder, Metro Deco for vintage and quirky - they do cocktails and the most excellent cake and tea so definitely recommend for during the day aswell, Hand in Hand (old brewery, tiny pub, ties hanging off the ceiling), Thomas Kemp.

The i360 is worth a "flight" - sunset is lovely.
