Our Big Red Texas Barn is a great way to enjoy a fun & funky Texas experience for any adventures in Austin. We are 4 houses outside the Austin city limit line, 11 miles to Downtown, and also convenient to many Hill Country adventures. We are currently hosting single household groups only. The Real Texas Barn and our management of it has a few key characteristics: Comfort, Communication & Friendliness.

For your Comfort we've provided: a very detailed listing description, a robust 4 year listing history, and a vast collection of throw pillows.

For our Comfort we expect that you will: read and abide by that very detailed listing description, help us understand who we're hosting via a robust Guest profile and a detailed intro message (who's coming to the Barn and what are your travel plans in Austin), and that you'll take great care of our throw pillows and the rest of the Barn.

The barn is a wide open space with exposed rafters, high ceiling, wood walls, original 50 year old concrete floors, porches on two sides, all filled with cozy, comfortable modern barn decor. At 1300 sqft, the barn gives your group a calm respite to the busy city. It would take several hotel suites to rival what you'll have available to you at the barn.

The barn is in the way back of our fully fenced backyard. You will have access to the entire barn, your own parking area/driveway, two porches and the grassy yard space above the wet-weather creek. The parking area/barn exterior are monitored with security cameras.

You may notice past reviews that mention our little flock of laying hens (NO roosters! Ever!) but unfortunately the chickens are currently having a retreat back at the chicken farm. So, currently the only wildlife you'll encounter at the Barn are occasional visiting bird or possum. As well, our kids' outdoor play space is between the main house and the creek. So, you may see/hear our kids playing in the backyard. The kids are experienced backyard sharers, is your group well-suited to being a guest at a family home?

Since the barn is located in our backyard and we will all be on property together, you will receive a rental contract and will need to list information for ALL guests (name, age, address, contact#. IDs may be verified upon arrival or prior) as well as vehicles (make/model/plate) that will be joining us at the barn immediately after completing your reservation.

VISITING ANIMALS: Due to ABB host insurance restrictions and the unfenced outdoor spaces we cannot accommodate any non-human guests thru ABB reservations.

Our older kids are in college out of state and our youngers are partially home schooled. So, we might be off visiting - Roll Tide! and Hotty Toddy! or we might be having an outdoor science lesson in the backyard in the middle of a random Tuesday. The barn was built by our family for our family and it is also a family project to manage your ABB visit. However, if your visit falls during a time that we also will be traveling, there will be a local contact overseeing the property. We are always happy to hear from our guests. If there is something you need help with please do not hesitate to ask. Utilize ABB messages and please be attentive to communication that comes from us as well.
We are 25+ year residents of Austin and happy to help you find the activities that will make your visit special.

This is a quiet rural neighborhood just on the edge of the Austin city limits (we're 4 houses outside the city line). Near Hwy290/71 intersection, colloquially know as The Y in Oak Hill. Many of our neighbors have lived here for decades and much of the neighborhood remains exactly as it was built 50+ years ago when Austin was just the state capital way up North. Please be a good neighbor to both us and our neighbors at all times, but especially quiet hours 10p-8a.
When you stay in the barn, you will be near to Downtown Austin (11 miles), The University of Texas (13mi), St. Edwards University (10mi), the Texas State Capital (12mi), Austin Convention Center (11.4mi), Zilker Park & Barton Springs pool (9mi), Barton Creek Greenbelt (7mi), the Circle C neighborhood(6mi), Hill Country Galleria (6mi), Lady Bird Lake (9mi), Lake Travis (18mi), Veloway (5mi), LBJ Wildflower Center (6mi), Austin Zoo (3 mi), SOCO (10mi), Grey Rock Golf Course (5.5mi), Hamilton Pool Preserve (19mi), Dripping Springs (12mi), Wineries (11mi), Deep Eddy Vodka (10mi), Camp Lucy (17mi), LifeAustin Wedding Chapel (2.4mi), Circuit of the Americas (20mi), Driftwood (14mi), and much much more. We are convenient to both Austin and the Hill Country. You can be as busy or as peaceful as you'd like. If there is a particular activity you're interested in, just let us know and we'll answer any questions we can, we're also happy to make recommendations. Our Barn Welcome Book will contain tips to all our favorite local spots.

You can walk to a park (Windmill Run) and one convenience store/BBQ joint (Graceland Grocery). I also have a neighbor that walks everyday to the nearest HEB Grocery, but I wouldn't consider that normal. This is not a walk to everything type of neighborhood.
There is a Capitol Metro bus stop within walking distance of the barn, although the route it services may not be your best method of getting around quickly. Taxis and multiple ride share companies available. (most common fare amount we've had for getting downtown is about $22) Please give your driver good directions as our address will lead them to the main house, not the barn.
As with most anywhere in Texas, having access to a car is standard, travel times can vary wildly by time of day and parking in the city may be challenging.
Parking for up to 4 vehicles is available exclusively for you at the barn.
Parking area/barn exterior are monitored by security cameras. Please park carefully, sloped driveway and busy road. Please ask if you have unusual needs (bikes, trailer, oversized, >4 vehicles, etc).
If there is a particular location in town you're visiting, just ask and I'll try to predict distance/travel time for you.

SLEEPING SPACES: The bedroom space is open thru the rafters to the rest of the barn, but does have glass french doors (no lock) with curtains that close for more privacy . There is a Queen bed in the bedroom, as well as two twin daybeds and trundles in the living room.
The living room also features a large glass garage door at one end. This is one of the best features of the barn, but they don't make curtains for 12' garage doors, so whoever sleeps in the living room will see the sun in the morning and the stars at night. Couch is for sitting, not sleeping.

BATHROOM: The bath includes a separate vanity and laundry area, with a large 60" frameless glass shower with both a rainhead and handheld shower wand. We have a baby bathtub for very little ones & the double glass doors and handheld shower makes toddler bath time a breeze. The bath may be entered from either the living room or bedroom. The bath is spacious and the sink/laundry are separate from the shower/toilet, but in the end there is just one of everything, so please consider if your group will enjoy sharing one bathroom for your visit. We supply hair dryer, iron, clothes hanging space, dresser, toilet paper, shampoo, conditioner, hand soap, body wash, towels, hand towels, and wash cloths.

FAMILIES: Your kids will LOVE the barn atmosphere and you will LOVE not being crammed in a hotel room. The back porch is ideal for leisurely breakfast & coffee in your pjs before you start your day, easily pack picnic lunches for your adventures utilizing the full size fridge, then come home to grill steaks or hot dogs in the backyard and finally, a summer classic sure to please: s'mores at the fire pit (or I can show you the shortcut with the toaster oven!!) while you gaze at the stars . We keep a games cabinet stocked, have a very comfy couch for movie night and are happy to lend toys and books while you're here. Our kids are the reason we built the barn so we love to share our magical family space with other Texas adventurers and have amenities for almost any aged kiddo. We are happy to share activity recommendations, for any age group, in Austin or the surrounding area. We know where the locals, and the tourists, love to play.

KITCHEN: The kitchenette has a full-size refrigerator, dishwasher, double basin farmhouse sink, as well as traditional 12 cup drip coffee maker, crockpot, microwave, toaster oven, hot plate, and griddle, but NOT an oven/stove. There are dishes, utensils, platters, cleaning supplies. A firepit and charcoal grill are both outside. However, if you're in Austin you should probably find a fun new restaurant or food truck to enjoy!! The food scene alone is enough of a reason to visit. Just ask and we'll tell you our favorite places for any type of cuisine.

I'm a native Texan & 20+ year resident of Austin. We've built and lived in homes all over the Austin area so we're able to give tips about activities throughout the metro area. We have 5 kids ranging from college (Roll Tide! and Hotty Toddy!) to some elementary school aged kiddos who are partially homeschooled. Hosting families is an area of expertise - family trip to Austin in our great Barn is a wonderful family memory waiting to happen. The Barn: We built the barn to withstand our kids and all their friends, it is our go-to family party space. It was built to be fun, funky and sturdy. We feel fortunate to have more space than we regularly need, so we're happy to welcome guests who will love the barn as much as we do. Your trip to the barn allows us to pay our property taxes, take the kids for an extra treat now and then and it gives me a reason to buy more throw pillows and art than would normally be sensible for a barn. We are very serious about providing a fun, comfortable, unique visit for all our guests.
