Built in 1775, this historic home and estate by the Delaware River between New York and Philadelphia (15 miles from Princeton) form the ideal setting for a family getaway or for a gathering of 2 or 3 families.

With 6 bedrooms, a spacious family room and eating area, tennis court, seasonal pool, and pond, plus a public biking/running path nearby, the estate will please the homebody, the sports-minded, the outdoorsy.

Limit 10 guests unless approved for up to 3 additional guests, at extra cost.

Think of our property as joyful and casual living rather than high-tech suburban hotel. You'll have complete privacy in the house and the pool and pool area (except under exceptional circumstances for the pool/pool area). You'll have non-exclusive use of the tennis court since family members and friends occasionally use it and the back portion of the property. (See further down to understand the possible presence of others on the property during your stay. If there is something that is unclear in this regard, please request clarification about that possible presence before confirming your reservation.)

Beyond the property, leisure and sports cyclists will both enjoy having a canal-side bike path right nearby. You can spend an hour or a day biking up along the canal and the river to the riverside towns of Lambertville, New Hope, Stockton and more. Your first stop, however, by bike or car or even on a healthy run could be historic Washington Crossing, with its history-rich parks on either both the Pennsylvania and New Jersey sides of the Delaware River.

For daytrip or an evening of theater and gastronomy, Philadelphia is just a 45-minute drive away. New York is 70-90 minutes away by train from the Trenton station, a 10-minute drive from the house.

A formal sitting room, a cozy library, an authentic bar and a spacious family/TV room make this a special setting, particularly for family get-togethers. The property is not appropriate for young adults seeking a party place with high tech amenities. In fact, we do not accept all-night reveling and, while Boxwood is an exceptional property for the area, it is not a luxury hotel. We are instead looking to create and maintain a relaxed and enjoyable country-in-the-suburbs environment. If you see some peeling paint or a goose dropping on the lawn, if leaves blow into the pool after a windy night, consider it part of the charm of Boxwood.

The house's bedrooms, bathrooms and kitchen are comfortable and functional. Air conditioning in bedrooms, eating area and family room is a combination of window units and central air in some portions of the house. There is no air conditioning in the sitting room and the library.

Families especially enjoy Boxwood, though due to the presence of a pool and a pond guests must decide for themselves whether the setting is appropriate for small children. Renters assume full responsibility for use of the facilities and must supervise minors at all times. The pool (unheated) is filled from late May through Labor Day weekend. Depending on the weather, it may be filled from mid-May to early September. (This is not a guarantee that it will be open in May or September, so be sure to inquire in advance about the pool if interested in renting during those months).

Family gatherings, adult vacations, two family travels and corporate off-site events are among possibilities that lend themselves well to enjoyment of the house and of the estate.

IMPORTANT NOTE: Rental rates noted here are exclusively for the number of guests up to 10 that you indicate when renting. There may be additional bedding for 2 or 3 additional guests, at extra cost per person. Rental of our property does not automatically authorize inviting others onto the property. Additional daytime guests are infrequently allowed and only in very limited numbers, with prior approval and at extra cost. We do not wish to create a constant party atmosphere on the property. Therefore, please indicate the maximum number of guests and ages of any children when making a reservation request.

The 6 bedrooms are on the second and third floors. There are 3 bathrooms on those floors, each share by 2 bedrooms.

Guests have complete privacy in the house and exclusive use of the pool during their stay as well as shared use of the tennis court. While your privacy is of importance to us, you may see others on this 10-acre property during your stay. Members of the owner's family or others have use of a carriage house, which is 50 yards back from the main house, and of a barn space further back in the property. Also, a caretaker lives in the mill house, across a stream from the main house. So you may see others on the property. TENNIS COURT: Family members will occasionally use (with priority) the tennis court, but there is available time for guests to enjoy the court. Guests cannot assume that they have a "right" to kick someone off the court. There's plenty of time for everyone, really. Mutual respect is of utmost importance.

Constant work and upgrading goes into maintaining Boxwood, throughout the property, inside and out, including the various buildings on the propert. We do our best to limit any inconvenience associated with work going on during your stay—and workers are told to respect guests’ privacy—but we cannot halt any work that may be deemed necessary during your stay. While Boxwood is an exceptional property for the area it is not a hi-tech luxury hotel. As noted earlier, we are instead looking to create and maintain a relaxed and enjoyable country-in-the-suburbs environment.

Downstairs there's a formal living room, a cozy library, an authentic bar and a spacious family/TV room. Ideal for families in any season as well for a group of responsible friends, the property may not, however, be appropriate for young adults seeking a party place with high tech amenities.

The rental rates are exclusively for the number of guests up to 10 that you indicate when renting, unless by prior agreement. There is an additional cost for more than 10 overnight guests. We may adjust policy for families with one or two children under 5 so please provide details of ages of children for multi-family use.

Many overnight guests request the possibility to invite daytime guests (10AM-9PM) to enjoy the facilities with them, particularly the pool, pool house and grill. In order to avoid surprises, we request that you let us know when making the reservation that that is your intent. We can allow up to 4 daytime guests at $25 each per day, paid for at the time of the reservation. Sometimes, after arrival, guests will want to invite over friends or family that have not been previously discussed with us. Please be aware that we are under no obligation to accept this request. In any case, we ask that you inquire promptly if interested in having daytime guests, aware of the limited number allowed and of the additional fee. We insist on this point because we have had problems in the past with guests believing that they have the right to invite over their guests at any time despite our stated policy. If you need further explanation on this point feel free to ask upon requesting a reservation.

If you would like to create a daytime event with more than 4 extra guests we would be happy to discuss the possibilities. In that case please send us full details of the event you wish to hold so that we can sent cost information. Please be honest and detailed about your intentions when requesting to have daytime guests.

We may in the future (after the summer of 2020) be open to allowing more than 6 daytime guests and are open to the possibility of special events that include day visitors, such as a birthday or graduation party or a small wedding or corporate event of up to 30 people. The cost for holding such an event is NOT the same as the cost for normal overnight rental as there may be much involved in terms of planning, organization, parking, security, equipment rental, etc. Feel free to inquire.

We do not allow pre-rental site visits except in exceptional cases and when we have had extensive discussion with the interested party.

A property caretaker who lives in the mill house can assist you with certain problems. You will be able to call upon him if something is broken or if you don't know how to operate something. Guests will have his phone number upon arrival. He has other work off the property and so may not necessarily be available the moment you call or need him. Our property is not appropriate for those who require hotel services.
